Despite first quarter reports pointing to overpricing especially in the luxury sector, we have seen a significant uptick in activity across all price points. A number of our higher end properties that have been on the market for over 6 months have received offers and are now in contract or headed to contract. This is clearly a result of reasonable sellers reducing prices coupled with buyers recognizing the properties as well-priced. With two and a half months to Summer, we are cautiously optimistic and expect to be busy with both buyers and sellers making moves.

"Curate" AR App by Sotheby's Int'l Realty 

Augmented Reality is Coming to the Real Estate Industry

We are excited to share that Sotheby's International Realty has recently launched a new augmented reality app called "Curate." The app, built with Google’s new augmented-reality software platform ARCore, allows both buyers and brokers to “virtually stage” an apartment, filling it with a variety of bedroom sets, couches, dining tables, home office sets, and so forth. The app helps tackle one of the greatest obstacles that prospective buyers have: their inability to envision themselves in an empty space.

Bloomberg recently tested the app in one of the Stein Team's upcoming exclusive listings, a four-bedroom SoHo loft at 481 Greenwich Street, for their recent article chronicling the launch of the app and the challenges that augmented reality faces in the real estate industry. The explosion of new projects in NYC is not letting up, hitting every corner of the city. And the best has yet to even hit the market. Below is our round-up of the latest in development that hasn't hit StreetEasy yet, so remember you heard it here first!
 
MIDTOWN | CENTRAL PARK TOWER: Central Park Tower, previously known as "Nordstrom Tower" for the seven-story flagship store that will occupy the building’s base, will be designed by Adrian Smith + Gordon Gill Architecture, and will eventually soar to 1,550 feet, making it the second tallest building in the United States after One World Trade Center, and the tallest residential building in the world, even surpassing 432 Park.
 
BROOKLYN | QUAY TOWER: Quay Tower will be one of the last opportunities to purchase a new construction residence with unobstructed protected waterfront views in Brooklyn Heights. With its name deriving from a term for a landing place constructed on the edge of a body of water, the tower will rise 28 stories and feature 126 condos at the end of Brooklyn Bridge Park. Pricing will begin around $2 million, and sales are expected to begin this spring. 
 
DOWNTOWN | 90 MORTON: Developers Brack Capital Real Estate are transforming a former commercial West Village building into a very high-end 35-unit condominium. Having been given an early sneak peek, we can tell you this will be a very interesting project.  Soaring ceiling heights, beautiful finishes, a 64-foot indoor pool, a children’s playroom, and a 2,758-square-foot rooftop garden are just some of what this very special condo has to offer. With prices beginning at $5.3 million, sales are expected to begin this month.  
 
UPTOWN | THE BELNORD: "Starchitect" Robert A.M. Stern's latest Manhattan project is  helming the condo conversion of the historic Belnord on the Upper West Side. The massive, full-block apartment complex will be converting into an 80-unit condominium over the next year, with sales launching this spring for the building's next generation of residents.
