July has been more active than past July’s, but like always, it's a steep drop off from May and June.  We’ve been happy to be working with a few serious buyers who have been looking for some time and recently put in very reasonable bids on properties. While the stock market is strong and the economy seemingly doing well, our real estate market remains unsteady - primarily driven by uncertainty - and as such, the most successful sellers are the ones who recognize they must be patient, and at times, flexible. We have taken a few properties off the market for August and look forward to September when we will re-list those, plus bring on some new inventory.

A Line Around The Block!

N.Y.C. is the most visited destination in the United States, and with New York also having some of the most diverse and unique food offerings you can find, these hot spots can attract tourists and locals alike in droves, with often hours-long waits and lines for miles!
The food craze that started it all was the "Cronut," a unique creation by Chef Dominique Ansel, crossing the croissant with the doughnut. Every morning, Dominque Ansel bakery in SoHo offers freshly made Cronuts. Beware, the line can start outside as early as 1 hour prior to their 8AM opening. Best time to visit? Arrive before 7:30 AM, Monday through Thursday, and you have a great chance of getting one.
Just around the block is Black Tap Craft Burgers & Beer. While they serve delicious burgers and beers, they're really known for their dessert creations. Visitors line up for elaborately garnished milkshakes with varieties like cotton candy, "sweet 'n' salty," and Oreo. The big ones have somewhere in the ballpark of 1,600 calories! Best time to visit? Arrive after 11 PM, Monday through Thursday, and you'll find minimal to no wait.
The latest dessert craze is  in Greenwich Village, a quasi-bakery that just opened this year and sells scoops of cookie dough in more than a dozen flavors, including gluten-free and vegan options. The dough is made with pasteurized eggs and heat-treated flour, making it safe to eat raw! On weekends, visitors will line up before the store opens at 10 AM and wait for more than two hours! Best time to visit? Arrive before noon, Tuesday through Thursday, and you'll find minimal to no wait.

Horace Gifford
 
Horace Gifford (1932–1992) was a celebrated beach-house architect of the 1960s, 70s and early 80s. Heralding the modernist transformation of New York's Fire Island, Gifford produced nearly one hundred homes across the thin eight-square-mile barrier island. 
Growing up on the rustic beaches of Vero Beach, Florida, Horace forged a deep connection with coastal landscapes, and he never entirely assimilated into what he called “the cosmopolitan attitude of New York.” Pairing these two aspects of his personality, he created structures which were glamorous, yet unpretentious.
And the architect practiced sustainable design in the construction of his homes years before the trend became popular. While generally modest in size, Gifford's homes were artfully wedded to their natural landscapes, mostly constructed in now-weathered cedar and glass. Gifford never published a full list of addresses of his homes, so Island visitors  often engage in a scavenger hunt to find all of his creations. We've done some of the work for you, and put together a photographic collection of Gifford's greatest hits.
