With Spring upon us, we are now beginning to see slight movement in the luxury sector of the market when priced appropriately.  Most property that has been on the market over 60 days without serious interest needs a price correction in order to draw in buyers and generate offers.  The "Under $4M" market continues to be quite strong with multiple buyers bidding on property.  The key remains pricing correctly, and we are seeing more and more serious sellers acknowledging the fact that the Peak for this Cycle has passed.  We still find ourselves with buyers who feel they deserve a greater discount than is in fact realistic, and some sellers continue to hold on to too lofty expectations, however the two groups seem to be coming together.

A Neighborhood Growing into its Own: Battery Park
 
At the southernmost tip of Manhattan, the ever-evolving neighborhood of Battery Park City is seeing another evolution in its maturity as a bonafide Downtown destination neighborhood: all-new shopping, dining and culture that has opened over the past year has slowly helped shape its identity - all the while BPC remains the most affordable neighborhood south of 96th St, very attractive for real-estate investment opportunities.
One of the neighborhood's biggest new openings has been Brookfield Place, a world-class shopping destination, home to brands like Gucci and Hermes, as well as a high-end food court Hudson Eats and French gourmet market, Le District. The project is expected to generate about $12 million of revenue annually, and drive up tourism in the area. 
Another opening that has recently made a splash is The SeaGlass Carousel: 30 glowing ocean creatures rotating different ways and bouncing up and down, all designed to simulate swim patterns. Spring is here and we are about to hit grilling season! One of the more difficult aspects of grilling is knowing when a piece of meat has been cooked to perfection. There's nothing worse than pulling something off a few minutes too late. You won't need to worry about that if you're using the iGrill, the world's most advanced grill thermometer.  

The iGrill uses a wired probe to measure the temperature of a piece of meat while it's cooking. You won't need to wait around while the numbers rise, since it connects directly to your your iPhone or iPad to let you know its desired temperature is reached.
