Las Campanas is definitely back on the map! We climb at a slow rate, but we're definitely climbing!  Even the price per square foot is inching upward in Las Campanas.  The average and median prices are showing a healthy, if not spectacular, upward trajectory (see the graph below).  We may not be back to our high points, but we're definitely ahead of our low points.  The number of residential sales in Las Campanas won't reach the all-time high we set last year, but the low inventory, increased confidence in the economy, and vibrant atmosphere of both the Las Campanas community as a whole and the Club at Las Campanas continue to push our values upward.  Even lot sales improved this year, pushed along by the sale of a number of developer owned properties that usually included memberships and other incentives.  The low inventory of homes on the market has often made it attractive for buyers to build rather than buy.  That same low inventory should be a consideration for anyone thinking that this may be the right time to sell.

Many of you have asked me about the market in general.  Take a look at the pie chart below.  It shows very clearly that in Santa Fe, the largest percentage of sales is below $500,000.  The average price of homes sold in the Santa Fe area was $437,990.  Compared to the third quarter of last year, prices overall rose 6% and the number of units sold rose by 9%.  That's just a snapshot in time.  Its going to be very interesting to see what our year end statistics look like.
